Fayetteville, NC (July 16, 2010) - The BRAC Regional Task Force will assess the regional housing market in response to BRAC growth. The Littlejohn Group (TLG) from Charlotte North Carolina will perform the work. The Comprehensive Regional Growth Plan (CRGP) recommended the assessment and a report to identify residential growth areas and the market segments where new housing demand exists. It is anticipated that the report will be useful to residential developers, realtors, and homebuilders in response to the BRAC-supported growth in the region.
This three-phased project will begin with a survey and data collection. Data will include home values, proximity to schools and services, year built, tenure, vacancy, home sales history, products available, and major rental communities including vacancy rates and rents. The focus for data collection will be Cumberland, Hoke, Harnett, Moore, Lee and Robeson counties.
The Housing Market Survey will gather opinions on housing in the area and seek responses on subjects including ownership preference, housing type, community amenities, key locations and ‘green’ topics such as energy efficiency and conservation, access to open space and trails, walkability to schools and services, etc. The survey (one for current or prospective homeowners; another for renters) will be directed to residents of the region as well as residents currently employed by US Army Forces Command and Army Reserve Command who are expected to relocate to the area next year. The survey will be posted on the BRAC RTF website until August 16, 2010.
The second phase will be the analysis of survey results. TLG will provide recommendations on the amount of housing needed, the best areas for the housing and what specific types will be needed, such as rental, for sale, attached, detached, and general price points. They will also identify and provide case study examples pertinent to the housing needs of the Fort Bragg region. The case studies will include use and product mix, price points and other relevant data and commentary.
Presentation and promotion of the Market Study will be the third phase.
